The American housing market just experienced a historic reversal – and new data from InvestorsObserver quantifies what millions of families are already feeling: buying a home today has become universally more expensive than renting across every major U.S. metro.
While recent reports like those from Realtor.com and Bankrate show what the market looks like today or even over a single year, the InvestorsObserver research reveals a structural shift in affordability over a multi-year period.
Back in 2021, nearly 40 metro areas showed a negative buy-rent gap, meaning for many, buying was cheaper or on par with renting. Fast forward to 2025, and not a single major metro offers that break.
The buy-rent gap has tripled in the nation’s most expensive markets: San Francisco’s gap swelled from 62% to nearly 191%, San Jose’s from 80% to 186%, and Seattle’s from 38% to 120%.
What once looked like small differences in earlier years have now become huge gaps, showing a housing market clearly split by financial ability.
